Tampa – St. Petersburg – Clearwater Housing | Year-End Single-Family Home Update (2021)


For 2021, the Tampa – S. Petersburg – Clearwater metro area continues to have a steady growth trend. Within the past year, recent sales trends improved as out-of-state buyers continue to relocate to Florida for its robust economy, warm weather and high quality of life.

According to FloridaRealtors, there were a total of 55,609 existing single-family home sales throughout the greater Tampa Bay area during 2021.  This represents a 8.3% increase from the number of existing single-family sale transactions during 2020 (51,349). Of the total, approximately 30% or 16,443 transactions were conducted using cash.

The amount of closed sales have continued to increase based on the following historical levels.

  • 2021 – 55,609 (up 8.3% year-over-year)
  • 2020 – 51,349 (up 1.9% year-over-year)
  • 2019 – 50,409 (up 4.7% year-over-year)
  • 2018 – 48,162 (up 0.1% year-over-year)
  • 2017 – 48,123 (up 1.9% year-over-year)
  • 2016 – 47,227 (up 4.3%% year-over-year)

Based on the current level of activity, it is anticipated that the trend of increasing sales of existing single-family homes in Tampa – S. Petersburg – Clearwater metro area will continue for 2022 (provided there is sufficient inventory to accommodate the demand).

Overall dollar sales volume for 2021 was $22.6 billion which is over 30% higher than the $17.2 billion amount realized during the prior year. For the past several years, dollar sales volume has continue to increase not only due to a growth in the number of transactions, but also the growth of single-family home values.

  • 2021 – $22.6 billion (up 31.3% year-over-year)
  • 2020 – $17.2 billion (up 14.0% year-over-year)
  • 2019 – $15.1 billion (up 10.0% year-over-year)
  • 2018 – $13.7 billion (up 6.4% year-over-year)
  • 2017 – $12.9 billion (up 11.4% year-over-year)
  • 2016 – $11.6 billion (up 17.2% year-over-year)

Single Family Home Sale Prices (Year End 2021)

The median sale price is one of the preferred statistical methods for measuring price activity as it is not as sensitive of extraordinary high or low sale prices (that are not typical of a particular market area) which can easily skew the values.

For 2021, the median sale price for single-family home sale transactions in the greater Tampa Bay area was $325,000 which is more than 20% higher than that observed for 2020.  

  • 2021 – $330,000 (up 21.3% year-over-year)
  • 2020 – $272,000 (up 11.0% year-over-year)
  • 2019 – $245,000 (up 4.3% year-over-year)
  • 2018 – $235,000 (up 6.8% year-over-year)
  • 2017 – $220,000 (up 10.6% year-over-year)
  • 2016 – $199,000 (up 14.4% year-over-year)

For the same period, the average sale price for single-family home sale transactions in the Tampa – S. Petersburg – Clearwater metro area was $405,976. This amount is 21.3% higher than 2020 and largely driven by the 70.4% increase in the sale of homes over $1,000,000.

  • 2021 – $405,976 (up 21.3% year-over-year)
  • 2020 – $334,811 (up 11.9% year-over-year)
  • 2019 – $299,199 (up 5.1% year-over-year)
  • 2018 – $284,813 (up 6.3% year-over-year)
  • 2017 – $267,959 (up 9.3% year-over-year)
  • 2016 – $245,188 (up 12.4% year-over-year)

Single Family Home Inventory Levels (Year End 2021)

Inventory is the number of active property listings on the market for sale at any given point in time.  This particular statistic is one of the main components in a healthy real estate market.

As of the year-end 2021, there were only 3,293 single-family homes available for sale throughout the Tampa – S. Petersburg – Clearwater metro area which is greater than a 30% decline from the amount of inventory as of the end of 2020.  In the past three years, overall inventory has been extraordinary low compared to historical levels.  

  • 2021 –  2,698 homes (down 30.6% year-over-year)
  • 2020 – 4,746 homes (down 49.9% year-over-year)
  • 2019 – 9,481 homes (down 18.1% year-over-year)
  • 2018 – 11,576 homes (up 16.6. year-over-year)
  • 2017 – 9,930 homes (down 8.2% year-over-year)
  • 2016 – 10,814 homes (down 3.7% year-over-year)

The months supply of single-family home inventory as of the year-end was also historically low.  At the current pace of sales, there is less than one month of inventory available for sale in the Tampa – S. Petersburg – Clearwater metro area (as of year-end 2021) which is down by more than 35% from 2020.

  • 2021 –  0.7 months supply (down 36.4% year-over-year)
  • 2020 – 1.1 months supply (down 52.2% year-over-year)
  • 2019 – 2.3 months supply (down 20.7% year-over-year)
  • 2018 – 2.9 months supply (up 16.0% year-over-year)
  • 2017 – 2.5 months supply (down 7.4% year-over-year)
  • 2016 – 2.7 months supply (down 10.0% year-over-year)

Although overall inventory is down substantially, the number of new single-family home listings were put onto the market during 2021 increased by 6.5% (from YE 2020) to 58,440 as sellers take advantage of the increasing prices.

  • 2020 – 54,872 homes (down 5.7% year-over-year)
  • 2019 – 58,198 homes (down 2.1% year-over-year)
  • 2018 – 59,429 homes (up 5.1% year-over-year)
  • 2017 –  56,559 homes (up 0.7% year-over-year)
  • 2016 – 56,186 homes (up 5.5% year-over-year)
