Greater Jacksonville MSA Housing | Year-End Single-Family Home Update (2021)


For 2021, the Jacksonville metro area has continued to enjoy a steady pace of growth.  Recent sales trends improved as out-of-state buyers continue to relocate to Florida for its robust economy, warm weather and high quality of life.

According to FloridaRealtors, there were a total of 29,942 existing single-family home sales throughout the greater Jacksonville area during 2021. This represents a 7.6% increase from the number of existing single-family sale transactions during 2020 (27,828). Of the total, approximately 30% or 8,775 transactions were conducted using cash.

The amount of closed sales have continued to increase based on the following historical levels.

  • 2021 – 29,942 (up 7.6% year-over-year)
  • 2020 – 27,828 (up 8.7% year-over-year)
  • 2019 – 25,589 (up 6.8% year-over-year)
  • 2018 – 23,966 (up 2.3% year-over-year)
  • 2017 – 23,429 (up 3.7% year-over-year)
  • 2016 – 22,597 (up 3.9%% year-over-year)

Based on the current level of activity, it is anticipated that the trend of increasing sales of existing single-family homes in northeast Florida / greater Jacksonville will continue for 2022 (provided there is sufficient inventory to accommodate the demand).

Overall dollar sales volume for 2021 was $12.0 billion which is a 26.7% increase from the $9.4 billion amount realized during the prior year. For the past several years, dollar sales volume has continue to increase not only due to a growth in the number of transactions, but also the growth of single-family home values.

  • 2021 – $12.0 billion (up 53.8% year-over-year)
  • 2020 – $9.4 billion (up 24.9% year-over-year)
  • 2019 – $7.8 billion (up 2.7% year-over-year)
  • 2018 – $7.1 billion (up 8.5% year-over-year)
  • 2017 – $6.4 billion (up 3.6% year-over-year)
  • 2016 – $5.7 billion (up 11.4% year-over-year)

Single Family Home Sale Prices (Year End 2021)

The median sale price is one of the preferred statistical methods for measuring price activity as it is not as sensitive of extraordinary high or low sale prices (that are not typical of a particular market area) which can easily skew the values.

For 2021, the median sale price for single-family home sale transactions in the greater Jacksonville area was $325,000 which is 16.5% higher than that observed for 2020.  

  • 2021 – $325,000 (up 16.5% year-over-year)
  • 2020 – $279,000 (up 9.1% year-over-year)
  • 2019 – $255,720 (up 3.5% year-over-year)
  • 2018 – $247,000 (up 7.9% year-over-year)
  • 2017 – $228,900 (up 8.5% year-over-year)
  • 2016 – $211,000 (up 8.2% year-over-year)

For the same period, the average sale price for single-family home sale transactions in greater Jacksonville area was $399,677.  This amount is 17.7% higher than 2020 and largely driven by the 66.1% increase in the sale of homes over $1,000,000.

  • 2021 – $399,677 (up 17.7% year-over-year)
  • 2020 – $339,471 (up 11.7% year-over-year)
  • 2019 – $303,867 (up 3.2% year-over-year)
  • 2018 – $294,433 (up 7.8% year-over-year)
  • 2017 – $273,082 (up 8.7% year-over-year)
  • 2016 – $252,872 (up 7.2% year-over-year)

Single Family Home Inventory Levels (Year End 2021)

Inventory is the number of active property listings on the market for sale at any given point in time.  This particular statistic is one of the main components in a healthy real estate market.

As of the year-end 2021, there were only 2,698 single-family homes available for sale throughout the Jacksonville MSA which is a 25.2% decline from the amount of inventory as of the end of 2020.  In the past two years, overall inventory has been extraordinary low compared to historical levels.  

  • 2021 –  2,698 homes (down 25.2% year-over-year)
  • 2020 – 3,607 homes (down 43.1% year-over-year)
  • 2019 – 6,336 homes (down 8.4% year-over-year)
  • 2018 – 6,917 homes (up 14.5 year-over-year)
  • 2017 – 6,043 homes (down 7.0% year-over-year)
  • 2016 – 6,498 homes (down 8.5% year-over-year)

The months supply of single-family home inventory as of the year-end was also historically low.  At the current pace of sales, there is less than two months of inventory available for sale in the overall Jacksonville area (as of year-end 2021) which is down by more than 30% from 2020.

  • 2021 –  1.1 months supply (down 31.3% year-over-year)
  • 2020 – 1.6 months supply (down 46.7% year-over-year)
  • 2019 – 3.0 months supply (down 14.3% year-over-year)
  • 2018 – 3.5 months supply (up 12.9% year-over-year)
  • 2017 – 3.1 months supply (down 11.4% year-over-year)
  • 2016 – 3.5 months supply (down 10.3% year-over-year)

Although overall inventory is down substantially, the number of new single-family home listings were put onto the market during 2021 increased by 7.3% (from YE 2020) to 33,186 as sellers take advantage of the increasing prices.

  • 2020 – 30,918 homes (down 1.4% year-over-year)
  • 2019 – 31,351 homes (up 0.2% year-over-year)
  • 2018 – 31,295 homes (up 8.9% year-over-year)
  • 2017 –  28,746 homes (up 3.9% year-over-year)
  • 2016 – 27,661 homes (up 0.7% year-over-year)
